What can I expect with this service?
Can you clean all tanks?
Not always. And we’re upfront about that.
We successfully deep-clean every tank that we have access too. The limitation we have is based on plumbing routes, and use of 90 degree turns, wich prevent our equipment from getting to the spots. We prefer to do our work through the termination fitting (where your dump hose attaches)
When that happens:
– We’ll know within the first few minutes of inspection
– We’ll show you exactly what’s preventing access
– We can still thoroughly flush and treat everything we can reach
– If full access simply isn’t possible, we’ll credit back a portion of the fee or work with you on an alternative solution (shop visit, different access point, etc.)
Bottom line: the vast majority of black tanks are not a problem. But in those cases where we can’t get a perfect 100% clean or the grey tank is inaccessible, we will still flush the tanks. We’ll never charge full price for a job we can’t fully complete.
What's included in your RV tank cleaning service?
Our flat-rate tank cleaning service is truly all-inclusive – we bring everything needed to get the job done right the first time. This includes all professional-grade equipment, flushing tools, hoses, gloves, and any consumables required. There are no hidden charges for travel (within our standard service area), setup, or cleanup.
The only additional costs that could arise are for unexpected repairs discovered during the process (for example, a broken sensor wire, a cracked fitting, a stuck dump valve, or a damaged blade/gate valve that prevents proper cleaning or function).
If we find anything like that, we’ll stop, show you the issue (usually with photos or video), and provide a firm quote for the repair before proceeding. You’ll never be surprised by the cleaning bill itself.
How long does a typical tank cleaning take?
For most RVs, our complete deep-cleaning process typically takes 1 to 2 hours from the time we pull up until we’re packed up and ready to leave.
Here’s what affects the timeline:
- Standard cleaning (moderately soiled tanks, everything functioning)
- Heavily clogged, pyramided, or long-neglected tanks: 3–4 hours
- Dual black tanks, or extra-large holding tanks: Add about 30–60 minutes
- If repairs are needed (e.g., replacing a stuck blade valve or bad sensor): Add whatever time the repair requires (quoted and approved by you first)
We schedule plenty of buffer time when we book your appointment, so you’re never rushed. Most customers simply hand us the keys, go about their day, and come back to a spotless, deodorized, accurately reading tank system.
Do you service both black and grey water tanks?
Every job starts with the clear agreement: we clean every tank on your RV that you agree upon.
If, once we’re on-site, we discover that plumbing restrictions (sharp bends, etc.) physically prevent us from reaching and cleaning a specific tank, we stop immediately, show you exactly what’s blocking access, and you decide how to proceed. You only ever pay for the tanks we actually clean — never for work we can’t perform.
We do what we agree to, with complete transparency, and you never pay for work we don’t do. Simple as that.
Can you clean my tanks on-site, or do I need to bring my RV somewhere?
As long as there are full hookups with a water supply and a sewer connection, we can clean your RV where it is. This may be at your home, a campsite, a storage facility with hookups (which is very rare!) Confirmation that this availability is the customers responsability to confirm prior to our arrival.
What's the difference between your service and using chemicals or DIY methods?
Chemicals and enzyme treatments only soften waste and mask odors. They never remove the hardened buildup. DIY wands, on board flushes, and garden-hose methods don’t have the pressure or reach to get tanks truly clean.
We bring high-pressure reverse-jet wands, jets, and nozzles to physically blast out every bit of waste, grease, and buildup, leaving as close to new as possible. One professional service beats years of packets and home flushing.
And let’s be honest: do you really want to crawl around in the sewer bay? We have the equipment, experience, and stomach to get it done right—while keeping you and your RV clean.
How often should I have my RV tanks professionally cleaned?
- Full-time or heavy-use RVers: Every 1–2 years (or sooner if sensors start lying again)
- Seasonal/weekend campers: Every 2–3 years is usually plenty.
- If you’ve ever had misreading sensors, stubborn odors, or a “poop pyramid”: Do it once now, then follow the schedule above.
A single professional deep clean removes years of buildup that chemicals never touch, think of it like a dentist visit for your tanks—get the gunk out once, then maintenance is easy.

Do I need to be present during the cleaning?
Yes — or at least easily reachable by phone and able to pop by briefly.
We almost always need to get inside the RV for a few minutes to:
- Check tank sensor monitors
- Show you before/after camera footage
- Obtain access if not available through the service port.
If you’d rather not hang around the whole 2–3 hours, just meet us when we arrive, let us in, show us the setup, and we’ll text/call when we’re done. As long as someone can let us in at the start and lock up at the end, you’re good.
Do you offer emergency or same-day service?
Yes — when we can make it work. If you’re stuck with a full black tank due to blockage, call us. We’ll do everything we can to squeeze you in the same day if possible.

Pricing and Limitations

How much does it cost?
Our tank cleaning service starts at $275 for a complete deep clean of your RV’s primary black, plus one additional gray tank. Other tanks are $50 per tank, assuming accessability to those tanks are available.
